More San Jose Sellers Are Adjusting Prices—What Does That Mean for Santa Clara County Buyers?

For buyers watching Santa Clara County real estate this fall, an asking-price adjustment can be an invitation to take another look. A home that once seemed out of reach may deserve a fresh comparison with other available properties.

The latest San Jose metro data gives that conversation a timely starting point. Realtor.com’s September 2026 housing report, published September 30, found that the share of listings with price reductions rose by 4.6 percentage points compared with September 2025. San Jose recorded one of the largest increases among the 50 major metros studied.[1]

That measures how often sellers reduced asking prices. It does not mean home values fell 4.6%, and it is not a count of what happened over the October 3–4 weekend. The report covers the San Jose metro, rather than Santa Clara County alone.

What a price adjustment really tells buyers

A reduced asking price tells you the seller has changed the property's positioning. It does not, by itself, tell you whether the home is a bargain.

An initial price may have been ambitious. The seller may be responding to competing listings, feedback from showings, or a change in their moving timeline. Buyers should investigate those possibilities rather than assume every reduction signals financial pressure.

The most useful question is: how does the current price compare with similar homes that have recently sold or gone into contract?

My interpretation of the increase in price adjustments is that some sellers are becoming more willing to respond to buyer feedback. That can create an opening for a well-supported offer.

  • The original price, current price, and timing of each adjustment.
  • Total marketing history, including any relisting.
  • Recent comparable sales and competing active listings.
  • Property condition, disclosures, and likely improvement costs.
  • Whether there are other offers or an upcoming offer deadline.

Those details help determine whether there is room to negotiate the price, request repairs, or discuss a closing schedule that works for both parties. Seller credits may also be worth discussing, subject to financing limits and the terms of the transaction.

An adjustment creates a reason to investigate. The property's full picture determines the opportunity.

Why Almaden Valley buyers need a neighborhood-level view

A regional headline cannot answer what a particular Almaden Valley home should sell for.

Consider how a property fits your daily life: the floor plan, outdoor space, commute, proximity to trails and shopping, and the work needed after moving in. Then compare it with genuinely similar homes nearby.

Two homes with similar square footage can have very different appeal because of lot usability, updates, street location, or layout. Buyers considering other Santa Clara County communities should apply the same careful comparison.

In Almaden Valley, the goal is to identify a home that suits your needs at a price supported by local evidence. A reduction is one part of that evaluation.

A lower price still needs to fit your monthly budget

Before celebrating a reduced asking price, ask your lender to update the payment estimate.

The total cost of ownership includes financing, property taxes, insurance, any HOA dues, maintenance, and anticipated repairs. A lower purchase price can help, but the interest rate and the home's ongoing expenses also affect affordability.

Ask about any seller-credit proposal before building it into an offer. A credit toward eligible closing costs or a rate buydown can have a different effect from a lower purchase price. Your lender can explain which options are available and how they affect cash needed at closing and future payments.

Buy based on a payment you can manage today. Treat a possible future refinance as an additional opportunity rather than a requirement for making the purchase work.

What sellers can learn from this shift

For sellers, this is a reminder to reassess how the home compares with current competition.

Review showing feedback, nearby alternatives, presentation, and price together. If buyers repeatedly choose similar properties, identify what those homes offer that yours does not—or whether the asking price needs to reflect the difference.

A price adjustment works best as part of a clear strategy. The goal is to attract qualified buyers with a compelling combination of price, condition, and presentation.

A more thoughtful approach to fall buying

The September data provides a reason to watch seller pricing more closely. It does not establish that every Santa Clara County neighborhood has become a buyer's market.

For buyers, the practical opportunity is to revisit suitable homes, study their history, and negotiate from evidence. For sellers, it is to understand today's competition and respond thoughtfully.
