Turning On the Lights: How Zillow Preview Changes Pre‑Market Listings

Hi friends,

A big industry shift just landed, and it directly affects how we can launch your home to the market. HomeServices of America has announced a new partnership with Zillow Group that introduces Zillow Preview, a public pre‑market phase for eligible listings on Zillow and Trulia.

What Is Zillow Preview?

Zillow Preview lets certain “coming soon” listings appear on Zillow and Trulia before they go active in the MLS, giving sellers early exposure on the most visited real estate app and website in the country. Zillow averages about 235 million unique users each month and has the No. 1 U.S. real estate app, with more than double the daily active users of its nearest competitor.

This new program is available to:

  • HomeServices of America–owned companies

  • The Berkshire Hathaway HomeServices franchise network

Together, that’s more than 75,000 agents and nearly 200,000 listings that may be eligible for this pre‑market visibility.

How Your Listing Shows Up

When a listing participates in Zillow Preview:

  • It is clearly displayed in a pre‑market phase on Zillow and Trulia before the MLS launch.

  • The listing features brokerage branding and a direct way for consumers to contact the listing agent, not a random third party.

  • It receives enhanced placement in Zillow’s search results so it stands out to buyers browsing homes that haven’t officially hit the market yet.

For listing agents, Zillow Preview also creates an additional monetization opportunity tied to leads and closed transactions that originate from the preview phase. That incentive encourages aggressive marketing and fast response times for your property.

Once the preview window ends and the listing is made active in the MLS, it transitions to Zillow’s standard active‑listing display, under the same rules that apply to every other home on the site.

MLS Rules Still Apply

Zillow Preview is designed to fit within local MLS frameworks, not replace them. It remains the responsibility of the listing agent and broker to know and follow local MLS rules regarding “coming soon” status, public marketing, and timing. When your home goes active, it still must be entered into the MLS consistent with those local rules.

Why This Matters for You

Chris Kelly, President & CEO of HomeServices of America, calls this partnership a way to provide “exponential exposure at the beginning of the sales cycle” and to strengthen their position as the only brokerage offering a full homeownership experience under one umbrella.

From a seller’s perspective, this can mean:

  • More eyes on your home earlier, before the official launch.

  • A chance to build buzz and gather buyer interest during the preview period.

  • Stronger positioning when you do hit the MLS, because serious buyers may already be watching your property.

Zillow Group’s CEO Jeremy Wacksman puts it simply: the goal is to give consumers access to the information they need to make confident decisions when buying or selling a home, and to do it in a transparent, open way instead of hiding pre‑market listings in private networks.

If you’re thinking about selling this year and want to know whether Zillow Preview should be part of your launch strategy, I’m happy to walk you through how we’d use it alongside professional prep, staging, and full‑market exposure.
