"Danielle...we only had one showing this weekend. Is something wrong?"

My answer is almost always the same:

What stands out?

Showing activity consistently drops during the week surrounding the Fourth of July.

This isn't unique to one market cycle or one year. It's a seasonal trend that repeats itself year after year as buyers shift their attention to family gatherings, vacations, and holiday celebrations.


What Does This Mean for Santa Clara County Sellers?

Here in Santa Clara County, we're still seeing motivated buyers actively searching for homes. However, even in a healthy market, buyers are people first.

During the week leading up to and immediately following Independence Day, many families are:

  • Traveling
  • Hosting friends and family
  • Taking advantage of summer vacations
  • Pressing pause on home shopping until after the holiday

As a result, it's completely normal for showing activity to slow down for a brief period.

That doesn't necessarily mean:

  • Your home is overpriced.
  • Buyers have disappeared.
  • The market has suddenly shifted.
  • You need to reduce your price.

It often simply means buyers are temporarily focused elsewhere.

Timing Matters When Listing

While we expect a temporary slowdown in showings over the next week, the overall Santa Clara County market remains active.

Inventory has continued to build compared to earlier this spring, giving buyers more choices. At the same time, well-prepared homes in desirable neighborhoods—especially those with strong schools, updated finishes, and competitive pricing—are still attracting serious buyers.

Markets don't move in straight lines.

They move in predictable seasonal patterns.

Understanding those patterns allows sellers to stay focused on the bigger picture instead of reacting emotionally to a few quiet days.


My Advice to Sellers

One of the biggest mistakes I see homeowners make is assuming that a slow weekend means something is wrong.

In reality, context matters.

If your home receives fewer showings over the next 7–10 days, don't panic.

It's likely not your home.

It's simply the calendar.
